A license to use land creates a number of rights. A license gives authority to be present at the land, so that the holder of the license will not be considered as a trespasser. He has permission to be on the land, but no legal estate or interest in the land. A licensee will have no protection under the Rent Act unlike a tenant would. Licensee does not have exclusive possession and the land lord may reserve and restrict the right to enter premises at any time.
